A good fit if

You already own your home and are planning a whole-home gut, structural addition, dormer, or substantial kitchen and layout reconfiguration.

What we coordinate

The scope, from first questions to finish.

Every project starts with a defined scope. The work below is considered and agreed for your property, plans and budget.

01

Whole-home renovations

Rebuild the way your home works.

Take dated interiors down to the studs and coordinate the new layout, mechanical systems and finish work. Define the full scope and the existing conditions that need investigation before the construction agreement.

02

Additions & structure

Make room for the next chapter.

Plan and execute structural additions and dormers, rear rowhome additions, or suburban garage and suite expansions in coordination with the project designers and approved documents.

03

Plan & budget review

Bring the drawings and budget together.

Review architectural plans, sequencing and constructability before the permit and construction commitments. Discuss value-engineering options without assuming that the least expensive option meets the design intent.

City + suburbs

One hands-on approach. Two different settings.

South Philly renovation work teaches cost discipline, careful sequencing and respect for existing buildings. A suburban custom build adds land, infrastructure and a larger design canvas.

IN THE CITY

Make the existing structure work.

Read the building, understand tight access and connect layout decisions to the renovation budget.

ON THE LAND

Think beneath the finished home.

Connect civil planning, site conditions and utilities to the craftsmanship people see every day.

How we work

A clear sequence. Better decisions.

Scope, existing conditions, design decisions and approvals shape each project’s schedule. We establish the next commitments together.

  1. Share the existing home and scope

Tell us what you want to change, whether plans exist, what budget you have in mind and whether you intend to live in the home during the work.

  2. Review plans and conditions

Identify structural and mechanical dependencies, access needs and any investigations or design work required to define the project.

  3. Agree the construction plan

Align scope, allowances, selections, schedule assumptions and communication before work begins. Discuss access and occupancy arrangements for the specific project.

  4. Coordinate the work and closeout

Manage the trades and construction sequence, track agreed scope changes and complete the walkthrough and closeout items.

Before we talk

A few practical questions.

Useful answers before you choose your next step.

Will you review plans we already have?

Yes. Share your current architectural or stamped plans and their status. We can review constructability, scope and budget alignment and coordinate questions with your design team.

Can we stay in the house?

That depends on the structural work, utility interruptions, access and construction sequence. Discuss occupancy early; a major renovation may require a temporary move.

Do you take small bathroom refreshes?

Our service tracks focus on substantial residential projects: whole-home renovations, structural additions and major reconfigurations. The project brief helps us understand the scale before arranging the next conversation.
