A pre-offer walk
Discuss visible structural and mechanical conditions, layout potential, access and the scope you want to achieve.
Paid pre-purchase feasibility
A focused consultation for one South Philly rowhome you are seriously considering. Walk the property with a builder, discuss the likely work and get a preliminary picture of the renovation investment.
Prepare a consultation briefThis is a paid service. Terms, including fee, deliverables and turnaround, are agreed after booking.
What you receive
Bring a serious contender and a realistic target budget. We focus the review on the questions that could change your purchase or renovation plan.
Discuss visible structural and mechanical conditions, layout potential, access and the scope you want to achieve.
Outline the likely work, key assumptions and the decisions that need more design or investigation.
Receive an initial budget range tied to the visible conditions and discussed scope, with allowances and unknowns identified.
Identify where an engineer, inspector, lender, architect or other specialist needs to resolve an open issue.
How the consultation works
Preparing a brief is the start of a conversation; it does not book the visit or create a construction agreement.
Send the listing or address, available plans or photos, budget, access details and offer deadline.
Book through our public Instagram profile, then agree property access, review boundaries, fee, deliverables and delivery timing.
Review the visible conditions and intended layout together. Identify material unknowns and further investigations.
Use the preliminary scope and budget to inform your decision. If you proceed, develop a separate construction scope and agreement.
Clear expectations
The consultation helps frame a decision. Concealed conditions, detailed design and approvals can change the scope and budget as the project develops.
The review is not a structural certification, home inspection, appraisal, loan approval or fixed-price construction bid. Specialist work is scoped separately where needed.
A flat fee or retainer, any credit toward a later construction contract and the delivery date must be confirmed in the engagement. Any 48-hour turnaround must be expressly agreed for the property and scope.
Before we talk
Useful answers before you choose your next step.
The proposed entry service is for one serious contender property. Additional properties or expanded investigations require a separately agreed scope and fee.
Any construction-contract credit must be confirmed in writing after booking. No automatic credit is promised.
A walk is limited by access and what is visible. Opening-up, testing and specialist assessments may be needed to resolve concealed or structural conditions.
A considered first step
Prepare the address, your offer deadline and the renovation budget you have in mind.
